Use this Shared Ownership Calculator to estimate the monthly cost of buying a share of a property in the UK. Enter the property value, your ownership percentage, deposit, mortgage interest rate, mortgage term, and rent rate on the remaining share.
The calculator estimates your mortgage repayment and rent payment, then combines them to show your total estimated monthly cost.
Calculate Your Share Value and Deposit
In a shared ownership arrangement, you purchase a percentage of a property and pay rent on the portion you do not own.
For example, if a property is worth £300,000 and you buy a 25% share, your share is worth £75,000. With a 10% deposit on that share, your deposit would be £7,500, leaving £67,500 to finance through a mortgage, assuming the figures entered are accurate.
Estimate Your Monthly Mortgage Repayment
Your mortgage payment depends on the amount borrowed, the interest rate, and the repayment term.
A larger deposit reduces the mortgage amount, while a longer term generally lowers the monthly repayment but may increase the total interest paid over time.

Estimate Rent on the Remaining Share
You usually pay rent to the housing provider on the part of the property you have not purchased. This calculator estimates rent by applying your entered annual rent rate to the value of the unowned share, then dividing that amount by 12.
Your actual rent may depend on the terms of your lease and any permitted annual rent increases, so check your housing provider’s figures before making a decision.
Understand the Total Monthly Housing Cost
The calculator adds the estimated monthly mortgage repayment and rent to produce a combined monthly figure. However, this is not the full cost of living in a shared ownership property. Service charges, estate charges, buildings insurance where applicable, utilities, council tax, maintenance, and other housing expenses may increase your monthly budget. Include these separately when assessing affordability.
Check Affordability Before You Buy
Before choosing a share, compare the estimated monthly cost with your income, savings, and other commitments. Your affordability assessment should include both the mortgage and rent, along with service charges and other household expenses.
